The Plumbing Mistakes Homeowners Never Realise They’re Making

After years working in homes across Bromley and the surrounding areas, I’ve learned one thing: most plumbing problems don’t start with a bang, a flood, or an emergency call. They start quietly. 

In fact, the most common thing I hear when homeowners ring us is: “It’s probably nothing, but…” or “It’s been doing this for a while.” 

By the time someone calls a plumber, they usually already know something isn’t right. They’ve just been hoping it’ll go away on its own. 

Unfortunately, plumbing doesn’t work like that. 

The Mistakes That Cause the Most Damage Are Rarely Obvious

People expect plumbing problems to be dramatic…burst pipes, water pouring through ceilings, boilers cutting out completely. But the issues that cause the most disruption and cost are usually slow, gradual, and easy to ignore. 

Intermittent issues don’t mean a problem is fixing itself. More often, they mean something is failing slowly. 

Mistake No.1: Ignoring Small Leaks and Subtle Changes

The plumbing problems homeowners consistently underestimate tend to centre around slow leaks and pressure issues. 

A really common example is in bathrooms. Silicone sealant around a bath or shower splits slightly, water starts getting behind it, and people carry on using it as normal. From the outside, it looks minor. Underneath, water is soaking into timber, flooring, and joists. 

By the time it becomes visible, everything under the bath or shower tray is often rotten and has to be completely ripped out. What could have been a small repair turns into a major job. 

Slow-running drains are another classic example. They don’t block overnight, they get worse gradually. By the time water is backing up, the pipework is often heavily restricted or damaged. 

Mistake No.2: Assuming a Drip Is “Just a Drip”

One of the “small issues” that most often turns into a big repair is a dripping tap or a small leak under a sink that’s been left for too long. It’s rarely just a washer that’s to blame. 

More often, it’s caused by pressure issues, worn fittings, or pipe movement behind the scenes. Water finds its way into cupboards, flooring, and walls. Timber swells, cabinets rot, and mould starts to form long before anyone realises there’s a bigger issue. 

Water damage doesn’t need much water…it just needs time. 

Mistake No.3: Thinking Certain Problems Are Normal

There are a few things homeowners often accept as normal that really aren’t. Having to reset the boiler regularly, Low pressure upstairs, A drain that “just smells sometimes”. None of these are normal. They’re warning signs. 

We often see homeowners repeatedly repressurising their boiler because they assume low pressure is just due to cold weather. What they don’t realise is that this can hide a leak in the system – for example, a diverter valve or a vent that isn’t functioning correctly. 

If left unchecked, topping up the pressure without resolving the underlying problem can lead to serious water damage, multiple component failures, and a much larger repair bill. Even small leaks in these systems can quietly cause extensive damage before they become obvious.

Another example is hot water cylinders. They have a safety component called a tundish. If you see water dripping from it, that isn’t normal. That pipe is a safety discharge and it’s there for a reason. 

Some people ignore it because the water runs outside anyway. But a dripping tundish usually means there’s a fault on the cylinder. Left long-term, it can lead to failed safety valves, internal damage, higher running costs, and in worst cases, the cylinder shutting down completely. 

If a tundish is dripping, something isn’t working properly and it needs checking. 

Mistake No.4: Using DIY Fixes to Hide Problems

DIY isn’t always a bad thing. When people know what they’re doing, it can be perfectly fine. 

The problem is when DIY is used to mask an issue instead of understanding it. 

The most common example we see is silicone sealant being applied over leaks. It hides the problem but doesn’t fix it. We often have to remove layers of sealant just to see what’s actually going on. 

Another big one is flooring. People lift floorboards and screw them back down without realising pipes run underneath. We regularly get called out to leaks caused by screws straight through pipework, sometimes weeks or months after the work was done. 

The same thing happens when people drill into walls while decorating or replastering. Or when someone tries to fix a squeaky floorboard by putting a screw through it, not realising what’s underneath. 

I’ve also seen a lot of problems caused by people taking shower traps apart after watching videos on TikTok and YouTube of how to clean them. They clean them out, put them back together, and the seal never sits properly again. The next thing you know, the ceiling below is leaking and the whole trap needs replacing, sometimes requiring access through the ceiling. 

Mistake No.5: Over-Tightening and Over-Fixing

Another common issue is over-tightening fittings. People think tighter means better, but it often cracks joints or damages threads. What should have been a simple adjustment then turns into a replacement job. 

Plumbing components are designed to seal properly, forcing them usually does more harm than good. 

What Experienced Plumbers Notice Straight Away

Within five minutes of arriving at a job, we’re usually looking at things homeowners wouldn’t think to check.

We notice patterns:

  • Pressure levels
  • How quickly pipes respond
  • Signs of previous poor workmanship
  • Whether the current issue is actually the real problem

A lot of the time, what someone’s called us out for is just a symptom. The underlying cause is something else entirely.

That’s where experience really matters.

Newer plumbers might fix what’s immediately in front of them. Experienced plumbers look for why it happened in the first place. If the root cause isn’t addressed, the same problem just comes back in a different form.

Choosing a Plumber - What Homeowners Should Always Ask

Before agreeing to any plumbing work, homeowners should always ask two things:

  • What’s caused the problem?
  • How does this fix stop it happening again?

If that can’t be explained clearly, that’s a red flag.

We make a point of investigating properly, explaining what we’ve found, and giving costs upfront – never after the work’s done. If a plumber gives a very quick quote without inspecting anything, or brushes it off as “just old plumbing”, that should raise questions.

Age matters, but it’s never the full explanation.

Another red flag is not charging for investigation. Proper diagnosis takes time. If someone doesn’t need to look properly to tell you what’s wrong, they’re probably guessing.

Reviews can provide great reassurance. Seeing consistent feedback from real customers tells you far more than a cheap price ever will.

When We Tell People Not to Spend Money

Sometimes the best advice we give is to do nothing…yet. 

Not every issue needs immediate work, but it does need understanding. We’ll often tell customers to monitor something and come back if it changes. 

If we can help over the phone, we do. Topping up a heating system is a five-minute job, and if we can talk someone through it rather than charge them, we will. 

We also regularly tell people they don’t need a new boiler when they think they do. I’d rather do the job properly, be honest, and earn a repeat customer than make extra money on work that isn’t necessary. Afterall, long-term trust matters to me more than short-term profit. 

The One Thing That Saves the Most Stress and Money

If homeowners understood one thing about plumbing, it’s this:

Plumbing problems rarely fix themselves.

The earlier you understand what’s happening, the cheaper and less disruptive it usually is. Get onto leaks as soon as you see them. Water causes damage quickly (especially around wood and flooring) and the longer it’s left, the worse it gets.

What starts as “probably nothing” often ends up being the most expensive mistake of all.
